Situated within the dense urban fabric of South Boston, 449 West Broadway represents a study in spatial efficiency and high-precision infill architecture. Inheriting an approved concept on a narrow 20-foot-wide lot, the challenge was to take a pre-existing vision and adapt it into a buildable, market-ready reality. Rising four stories above a dedicated utility basement, the building harmoniously balances street-level commercial activation with quiet residential sanctuary, creating a thoughtful addition to the historic street wall.
Executing a build on such a tight footprint demanded hands-on collaboration with the developer and contractor to systematically resolve constructability challenges and refine interior layouts in real time. Below, the utility basement was engineered to support the ground-floor retail without compromising upper-level infrastructure. Above, the residence was thoughtfully planned into two distinct homes, culminating in a spacious, light-filled duplex across the top two floors that maximizes vertical volume and natural daylight within a compact shell.
By bridging early design entitlements with rigorous technical management, 449 West Broadway converts physical site constraints into an asset of refined living. The completed structure stands as a testament to collaborative execution, demonstrating how precise planning, hands-on detail resolution, and a commitment to craft can bring an inherited vision over the finish line into a functional, beautifully composed urban environment.
